AUTHORIZATION. The Resident grants full power and authority to Reeku and those coordinated by Reeku to do and perform each and every act which is reasonably required, proper, or necessary to be done in the exercise of any and all of the powers, responsibilities, and obligations. Reeku has the ability to market from the time the Resident submits pictures of the property.

 

TERM. Full access and authorization is granted by the Resident to Reeku as specified by the Residents submitted availability which may be communicated to a company representative via written or verbal communication or received as an “AwayPlan” in the Reeku system. A buffer of an additional 72 hours before and after such AwayPlans is granted in order to afford access for cleaning and other preparation. AwayPlans can be adjusted by the Resident in the Reeku system unless a booking has been received at which point the AwayPlans can no longer be adjusted.  It is the Resident’s responsibility to keep their availability up-to-date. 

 

PAYMENT. After deducting fees, Reeku will pay the Resident the net proceeds after each completed guest stay. The deducted fees are as follows: the Resident’s building mandated revenue share, platform fees (e.g. Airbnb), occupancy taxes, Reeku’s property management fee, as well as any cleaning or operational costs not earmarked or deducted beforehand. 

 

LIABILITY PROTECTION: For Airbnb-Listed Properties, Airbnb, provides insurance protection as outlined here:  https://www.airbnb.com/aircover-for-hosts. In the case of damage, the Resident is responsible for notifying Reeku within 10 days.  The Resident is responsible for furnishing the required evidence.

Use of the Platform. You agree to use the Site, App, and its Services only for lawful purposes and in accordance with these Terms.

Reeku's Services. Reeku provides the Site, App, and its Services to you on an "as is" and "as available" basis. Reeku makes no warranties, expressed or implied, about the Platform or its Services, including, but not limited to, any implied warranties of merchantability, fitness for a particular purpose, or non-infringement. Reeku does not warrant that the Site, App, and its Service will be uninterrupted, error-free, or secure.

Indemnification. You agree to indemnify, defend, and hold harmless Reeku, its officers, directors, employees, agents, and affiliates from and against any and all claims, liabilities, damages, losses, costs, expenses, and fees (including reasonable attorneys' fees) arising out of or in connection with your use of the Platform or your violation of these Terms.

Limitation of Liability. In no event shall Reeku be liable for any direct, indirect, incidental, special, consequential, or exemplary damages, including, but not limited to, damages for loss of profits, goodwill, use, data, or other intangible losses, arising out of or in connection with your use of the Site, App, and its Service, even if Reeku has been advised of the possibility of such damages.
